Flax Mill Construction Progress & Campsite Conditions
On this page we will endevour to provide up to date details on the status of the construction works and the state of the campsite so our guests know exactly what to expect.
UPCOMING CLOSURES
Tent pitch 1 closed for February.
Back in August 2023 work began to transform the historic Flax Mill building in Silverburn Park. As well as creating many new employment opportunities, the multi-million pound project will see the old derelict Flax Mill building become a community hub & centrepiece of the park offering a café & restaurant, Arts & crafts studios, a Gift Shop, Meeting rooms & event spaces, a backpackers hostel with 10 en-suite rooms & much more.
The construction phase is expected to 3 years. While we will try to keep disruption to a minimum some construction noise may be unavoidable. Your continued support during this period is vital to us, and we hope you will enjoy the transformation of this beautiful building.
Despite the ongoing building work, since work began we have had over 1750 bookings and nearly 4000 happy guests stay with us and we are confident you will enjoy your stay with us too!

Campervan Pitches
Our Campervan Pitches are located opposite the works entrance to the Flax Mill. Most guests face out towards the scenic views of the golf course & the Firth of Forth. We are confident you will still enjoy relaxing in and around your campervan but don't forget you also have our Walled Garden, Woodland walks & beautiful Leven beach right on your doorstep.

Eco-Pods & Tent Pitches
PLEASE NOTE: As long as temperatures are below 6 degrees there will be a generator running 24/7 which will give off low-level noise.
Our Eco-Pods & Tent Pitches are located on our main campsite which is situated on the opposite side of the works entrance far away from the majority of work. Noise levels from the construction here are always very low, especially on the higher numbered tent pitches which are further away from any ongoing work. The main issue faced is the sometimes muddy conditions under foot on the avenue which leads to the campsite. This will of course not be an issue in better weather.
After borehole drilling works at the site, the area infront of the camping area is still fenced off and undergoing work.
Avenue towards Campsite. Muddy conditions in wet weather but you can drive down here. On foot this can be bypassed by using the path through the walled garden.
Some tent pitches were flooded during borehole drilling works and are currently recovering.
Paths onto pitches from tent parking area are still inaccessible.
